Our Responsibilities

As a property manager for your units, my responsibilities are:

1.  Ensure all vacant units are advertised and signs are on all the properties.

2.  Collect all the rent, security deposits, late fees, and pet fees.

3.  Ensure 24/7 service to tenants for emergencies and maintenance requests.

4.  Handle all the maintenance requests.

5.  Communicate effectively with all the subcontractors that are hired for maintenance.

6.  Go over leases with all new tenants.

7.  Put out notices to tenants when needed.

8.  Run a credit check and collect all written applications from prospective tenants.

9.  Ensure all maintenance and repairs are taken care of immediately.

10. Ensure all vacant units are kept attractive and ready for move in.

11. Handle all the evictions of tenants who fail to pay their rent (evictions may be up

      to you).

12. Mail you a monthly statement, property ledger balance and an invoice

      breakdown of maintenance already paid through with the rent collected, along with

      your owner income check.

13. Free online advertising for vacancies.

14. Update our website periodically.

15. Find the lowest possible price for all maintenance and supplies.

 

Your Responsibilities

As a landlord, your responsibilities will include:

1.  Paying for all published advertising of the vacant units (upon request).

2.  Paying for all the required maintenance.  (Remember, we are looking out for you

     and plan to find the best possible price)

3.  Reviewing your monthly report and inform us if need be.

4.  Sit back and enjoy your cash flow.

 

Keep in mind; both the maintenance and advertising charges would come directly out of the monthly rent payments.  There is no charge with maintenance calls with Connelly Properties.  Also, we use maintenance crews that charge a very reasonable price for maintenance and repairs. 

 

 

My Background & Expertise

I feel that my integrity has been strongly demonstrated through my actions.  I believe that through the way my real estate career has grown, I can handle anything that comes my way.  My personal character has developed throughout my life, beginning with baseball.  Baseball was my passion before I found real estate.  I was a left-handed pitcher with the Los Angeles Angels of Anaheim.  Baseball shaped me to become a more dedicated, honest, and hardworking individual.  Once I found real estate, my career launched from there on and is rapidly growing.  As a Property Manager of Connelly Properties, I am dedicated to honesty, fairness and hard work.  My wife also has her Real Estate license and works at the company as our accountant.  We both graduated from East Carolina University.  We will treat all calls from your tenants with high priority.  Answering calls 24/7 is a great service for your tenants.  I believe responding quickly to tenants will ensure their satisfaction and loyalty.  Our goal is to keep both tenants and landlords happy.

 

Management Fee Maintenance Expenses

The rate that I will charge for the number of units you currently own is ___% of the rents, late fees, as well as lease termination fees which are collected monthly.  I realize that in other proposals you may have been quoted lower percentages; however, those companies may charge extra for services such as maintenance calls.  Remember maintenance calls are free with Connelly Properties.  For example if a tenant needs an oven fixed and it is $12.50 for the half hour, then we will bill you $12.50, and not $40.00 or $50.00 like the discount companies may charge.  You will save a lot of money by having your maintenance costs as low as possible.  We receive compliments daily from our landlords about how much money we are saving them!

 

             You will receive a copy of all invoices showing that they were paid in full, as well as the date that they were paid, along with the check number that was used to pay the bill.  

 

             It is very important to inform you that Connelly Properties will only make money when rents are collected.  Our management fee decreases as your vacancy rate increases.  This means, it is in both our best interests for us to get your properties rented as soon as possible and keep them rented.  It is very likely that we will have a tenant lined up for your property the day we take over the management.

 

Statements and Property Ledger Balances

             Monthly, you will receive a detailed statement that includes explanation of all rents received, all invoices paid, as well as the management fee.  On your detailed statement you will also see that we have included Year-to-Date totals for your convenience.  You will also receive a ledger of the property with the running balance.  This ensures that the security deposits in the account have not been spent.

 

             If you find that you need additional information in your statements, please let us know, and we will work to ensure that our report will meet your needs.  We are always adding new information to our detailed statements. 

 

Statements will be done around the twelfth of each month.  Sometimes the statements are done earlier, and upon request they can be done after the twelfth.  Therefore you will receive your Owner Distribution Check in the mail by the 20th of each month.  Most property management companies are a month behind with their statements, but we do ours as soon as we collect rents and disperse maintenance expenses.
